One of the best Brisbane suburbs for larger blocks and spacious homes, Kenmore and neighbouring Kenmore Hills are some of the capital city's most tightly held suburbs, thanks to their suburban atmosphere with city conveniences.

Situated 13km from the city centre between Moggill Creek, the Brisbane River and the Centenary Highway, Kenmore is one of the most family-friendly suburbs in Brisbane. However, this lifestyle location isn't for everyone, so read on to find out if it's right for you.

It's no secret that, like many Brisbane suburbs, the western suburbs are prone to some traffic congestion. As the major arterial route, Moggill Road can be congested during peak hours. While there is a regular bus service the nearest train line is at Indooroopilly. In saying that, the legacy way tunnel though makes it easy to get to the northside and the airport is less than 30 minutes.

While it has some excellent restaurants and cafes, Kenmore has very limited nightlife, but the CBD is only a short drive away. This makes it better suited for families than party-goers.

Rising Property Prices

Because Kenmore is such a great suburb located close to Queensland's capital, it has shown robust growth in recent years in line with real estate trends for most of the Sunshine State. Larger blocks and home sizes also mean that Kenmore is less affordable than even some inner-city suburbs, particularly for first-home buyers.

Flood Risk in Some Areas
