One of Brisbane’s most iconic, well-preserved, and charismatic suburbs, Paddington has a distinctive cottage and homely lifestyle, with large homes featuring multiple rooms and balcony views, loved by families, students and professionals alike. Residents of Paddington report that living in this leafy suburb is reminiscent of residing in the country or a small town, acting as an escape from the hustle and bustle of the city, which is right down the road.
Known for its community feel and unique shopping opportunities, Paddington is loved by both locals and tourists for weekend fun. Frequent bus services operate during peak hours, with plenty of stops throughout Paddington’s hilly streets, making commuting simple and convenient. Paddington is the perfect choice for those who love to wine and dine, embrace the opportunity for boutique shopping, walk the dog, or live close to work without the chaos of the city centre. Older style Queenslander homes are stacked on both the side streets and the main drags of Paddington, and you’ll be likely to find a modernised slice of history in this classic inner-city suburb.
Worker’s cottages and renovated Queenslander homes abound in Paddington, coupled with great places to eat and unique shopping opportunities. The suburb is known as leafy, clean, green and safe, and the rich history of its punk and anti-conservative sentiment has morphed into class, charm and sophistication. Students and families alike have flocked to Paddington for generations to enjoy the benefits of the large and well-planned homes, which are now becoming a renovators delight with unique blocks and multiple rooms. Additionally, those who live in Paddington will likely find themselves a short, brisk walk away from fine food, boutique shopping and all that the city has to offer.
Paddington is known by locals and keen tourists as the place to go for good food, from organic breakfasts to boozy brunches or romantic dinners. Both Given Terrace and Latrobe Terrace are a shopper’s paradise, with options unique to the area – such as the old Brisbane Cinema turned antique superstore, or the second-hand shops abuzz with vintage designs. As one of Brisbane’s oldest and most unique suburbs, living in Paddington will make you feel inspired and creative, offering the perfect retreat from your busy city lifestyle.
Paddington may be easy to find work if you’re interested in hospitality or retail, but with the city close by, work opportunities will never be far away. Many of the working professionals or students who reside in Paddington enjoy a very short commute.
There is one public school that serves the catchment of Paddington, which is Prep-6 school Petrie Terrace State School. Families can take advantage of the many private schools around Brisbane and the adjoining suburbs with many excellent choices available from Prep to 12. These include Stuartholme School, St. Laurence’s College and All Hallows’ School along with the Brisbane Grammar Schools, and more, within easy travelling distance.
The inner-city location and vibrant atmosphere of Paddington make it one of Brisbane’s more upmarket suburbs. Houses in Paddington now typically sell for around $1.9 million to $2.1 million, reflecting its status as a premium residential area rather than substantially lower historical benchmarks. Units have a median price of around $813,000 – $830,000, also well above previous decades and showing continued demand.
Weekly rents in the suburb are also strong, with houses commonly around $850, $900 per week and units around $625 per week, highlighting ongoing competitiveness in the rental market.
Paddington’s property market remains attractive to buyers and investors due to its proximity to the Brisbane CBD, character-filled Queenslander homes, boutique shopping, and café culture. While standalone houses are more prevalent and generally dominate sales and rental listings, units continue to play an important role for professionals, students, and shift workers seeking a central location.
Paddington is a vibrant inner-city Brisbane suburb with a relatively young population, having a median age of about 33–34 years, several years lower than the Queensland average. A large portion of residents are young adults and professionals, though older couples and families also form part of the community. Of the 9,063 people who call Paddington home, around half live in owner-occupied dwellings, either owned outright or with a mortgage.

We had plenty of questions for Grant. His patience, attention to detail, his honesty and integrity all contributed to the success of the sale of our house. Grant provided daily updates on enquiries on the property, and weekly written updates on comments from the open houses. Grant ensured we understood every step of the open negotiation process so that we went into the final bidding stage fully informed.
The level of service is phenomenal. Nothing was too much trouble and they helped make what was a stressful time more easeful. They worked super hard to ensure that we got the very best price possible. They have the highest level of service I have seen for a very long time and it was like a breathe of fresh air. I cannot recommend this team highly enough!
Christina & Grant are totally professional. This is the second sale they have handled for us. Nothing is left to chance. They supplied quality trades who prepped the houses for sale. We followed their recommendations and advice with results well in excess of our expectations.
Grant & Christina put quality over quantity when it came to helping my family to sell our home. They knew exactly what to do and gave us excellent guidance along the way. We could not have been happier working with Grant & Christina! They are professionals in every aspect of the real estate business. Would definitely use their service again.
Grant is an honest, helpful and reliable agent. Although we knew he was extremely busy, he always made us feel like we were his only clients responding promptly to all of our questions.
Grant has sold 3 properties for me over the years and that speaks for itself. I wouldn’t have gone back twice let alone three times if I felt he could not perform. I highly recommend Grant to anyone who is intending to sell because he will give you 100%.
Christina is a lovely person and her knowledge and advice prior to our listing was invaluable. We had one open house which resulted in three offers, one of which was accepted. We were extremely happy with Christina's advice and professionalism and we were very happy with the result she achieved for us.
We have bought and sold numerous houses and units through Grant and Christina Penrose.
I would have to say that they are not only the most professional and passionate people in their industry that I've come across, but I think their customer service, attention to detail and results would stand up in any service industry anywhere in the country.
Let us also thank you for the fine work that you put into ensuring that our house was sold within my budget range and in a timely manner. Your efforts were most appreciated.
My experience dealing with Grant Penrose from Remax was exceptional. He sold my property in Boundary rd very quickly and kept me up to date and informed throughout the entire process. I would gladly recommend his service to anyone who requires a professional agent.
We highly recommend Grant, he has always gone above and beyond for us even in the most difficult of situations and has always well exceeded our expectations.
From the very outset I found the service provided by Christina and Grant to be totally professional, friendly and positive, always punctual, always cheerful and always ready to go the extra mile. Doing business with Christina and Grant was a pleasure!
The average median house price in Brisbane is $973,534 as of September 2024. Inner-city and riverside suburbs tend to have higher prices, while outer suburbs offer more affordable options. The Brisbane property market has seen steady growth in the last 10 years as the city and its suburbs become a more desirable place to live.
As of 2024, the best suburbs to invest in Brisbane are Ascot, Paddington, and Ashgrove. Ascot is close to the CBD and the airport, with plenty of leafy parklands and facilities. Paddington has all your social and entertainment needs covered with restaurants and cafes close to the CBD, South Bank, and Suncorp Stadium. Ashgrove is a gorgeous suburb only 4 kilometres away from Brisbane CBD. A popular area for families and couples, there's plenty of demand from buyers and renters.
Some of the best Brisbane suburbs for access to public transport and the new Brisbane Metro are Herston and Kelvin Grove. Herston is close to the Royal Brisbane and Women's Hospital, which is a key stop on the metro route. The Brisbane metro provides quick access to the CBD and surrounding areas for residents of Herston, especially healthcare professionals and students.
Kelvin Grove is also located near key stops on the Brisbane Metro network. This suburb is already well-connected since it's close to the busway, and the metro improves this further. With faster travel times and more frequent services, residents of Kelvin Grove, especially students and staff at the nearby Queensland University of Technology (QUT) Kelvin Grove campus, will find commuting to the CBD and other major hubs much easier.
These times can vary depending on traffic conditions, but they give a general idea of the distance each suburb is from Brisbane's CBD.
Teneriffe, Chandler, and New Farm are some of Brisbane's most expensive suburbs.
